The position is deployed where inventory is available, sales performance needs to improve, or additional field coverage is required.</p><p>This role owns the full sales cycle, including lead generation, appointment setting, showings, applications, lender coordination, and closing. Reporting directly to the Community Manager, this role plays a critical part in maintaining the community’s safety, appearance, and functionality.</p><p>A strong Facilities and Maintenance Technician demonstrates initiative, completing assigned tasks safely, professionally, courteously, and on time—with minimal supervision. The Technician’s primary objective is to upgrade physical assets while ensuring safety and compliance at all times.</p><p>The Technician must also be available to respond promptly to property emergencies and must have reliable personal transportation.&nbsp;<strong>This position will manage 3 small communities.&nbsp;</strong></p><p><strong>Ensure Safety and Compliance</strong></p><ul><li>Maintain a safe, compliant environment for residents and team members.</li><li>Understand and follow Federal Fair Housing laws and OSHA safety standards.</li><li>Use proper Personal Protective Equipment (PPE) for all tasks.</li><li>Accurately record work hours and ensure all activities align with company policies.</li></ul><p><strong>Upgrade Physical Assets</strong></p><ul><li>Serve as the key contributor to the community’s appearance, cleanliness, and overall reputation.</li><li>Perform daily trash pickup and grounds maintenance.</li><li>Complete landscaping tasks, including mowing, raking, blowing leaves, trimming hedges and trees (at safe heights), spreading gravel or mulch, planting, irrigation maintenance, and applying fertilizers, pesticides, and weed control chemicals.</li><li>Maintain tools, equipment, and machinery in good working condition.</li><li>Repair and prepare inventory homes and community assets for new residents.</li><li>Perform cleaning, painting, and general property upkeep.</li><li>Execute general maintenance tasks, including:<ul><li>Hanging signs</li></ul><ul><li>Installing smoke detectors, shelving, blinds, or hardware</li></ul><ul><li>Performing HVAC, electrical, plumbing, and appliance repairs</li></ul><ul><li>Conducting preventative maintenance and replacing bulbs, batteries, and filters</li></ul></li></ul><p><strong>Miscellaneous Tasks</strong></p><ul><li>Tow trailers and operate snow plow attachments (if applicable).</li><li>Pick up and transport supplies as needed.</li><li>Maintain the community pool and perform chlorine residual testing.</li><li>Handle exposure to chemicals safely and responsibly.</li><li>Operate power equipment (chainsaws, mowers, trimmers, leaf blowers, etc.).</li><li>Locate and repair water leaks; Guided by this mission and our core values, we work together to create communities where people feel at home and proud to belong.</p><p><strong>Position Overview:</strong></p><p>As a <strong>Area Manager</strong>, you’ll play a key role in shaping the resident experience — ensuring each community is safe, well-maintained, and welcoming. As Area Manager, you’ll take ownership of your community’s overall success. You’ll be the primary point of contact for residents, vendors, and team members—ensuring the community runs smoothly, looks great, and feels like home. You will be overseeing 8 communities.</p><p><strong>Key Responsibilities:</strong></p><p>Duties may include all duties reasonably associated with managing a manufactured housing community, <em>including, but not limited to:</em></p><p>Your role focuses on four (4) key performance indicators (<strong>KPI</strong>s) that drive success:</p><ul><li><strong>Ensure Safety and Compliance</strong> – Maintain a safe, compliant, and well-organized community for residents and staff.</li><li><strong>Maximize Profit and Home Sales</strong> – Oversee financial performance, manage budgets responsibly, and support home sales and occupancy goals.</li><li><strong>Foster Resident Satisfaction</strong> – Build strong relationships, handle resident concerns with care, and create an environment where people are proud to live.</li><li><strong>Enhance Community Appearance</strong> – Take pride in the community’s presentation, ensuring it remains clean, attractive, and well-maintained.</li></ul><p><strong>Ensure Safety and Compliance</strong></p><ul><li>Maintain a safe, compliant environment for residents and team members.</li><li>Understand and follow Federal Fair Housing laws and OSHA safety standards.</li><li>Accurately record work hours and ensure all activities align with company policies.</li></ul><p><strong>Maximize Profit and Home Sales</strong></p><ul><li>Oversee all community revenue, including rent collection, home sales, and utility billing.</li><li>Market available homes and lots through effective advertising and outreach.</li><li>Manage the application process—issuing, reviewing, and approving applications in line with company and Fair Housing guidelines.</li><li>Welcome new residents and ensure they understand community rules and expectations.</li><li>Collect and deposit rents, and follow up on late payments with professionalism and persistence, keeping detailed notes in Rent Manager.</li><li>Read and record utility meters monthly (as applicable).</li><li>Identify and grow additional revenue streams, such as parking, storage units, and other community amenities.</li><li>Track homes for sale by owners within the community per WGP Property Management procedures.</li><li>Manage spending responsibly—think like an owner by evaluating every purchase: Do we need it? Can we buy smarter or spend less?</li><li>Obtain at least three bids for any job over $1,500 and regularly look for ways to reduce recurring costs without sacrificing quality.</li></ul><p><strong>Manage resident relations</strong></p><ul><li>Build strong relationships with residents by promoting a positive, respectful community atmosphere.</li><li>Plan and coordinate community events such as BBQs, clean-up days, and other engagement activities.</li><li>Write and distribute community newsletters to keep residents informed.</li><li>Enforce rules fairly and consistently to maintain a safe, pleasant environment.</li></ul><p><strong>Optimize Physical Assets</strong></p><ul><li>Take ownership of your community’s appearance — its reputation starts with how it looks.</li><li>Supervise landscaping, maintenance, and contractors to ensure high standards of upkeep.</li><li>Lead by example: if something is dirty, clean it; if it’s broken, fix it; if it’s messy, tidy it up.</li><li>Ensure all work is completed safely and that proper protective equipment is used.</li></ul><p><strong>What We’re Looking For:</strong></p><p>Success in this role comes down to five key mindsets:</p><ul><li><strong>Own the Job</strong> – Take initiative, stay accountable, and follow through.</li><li><strong>Be Humble</strong> – No task is too small or beneath you; lead by example.</li><li><strong>Think and Act Like a Business Owner</strong> – Protect revenue, control costs, and make smart decisions.</li><li><strong>Serve Your Customers</strong> – Treat residents with respect and care while enforcing rules fairly.</li><li><strong>Show Pride Through Appearance</strong> – Keep your community clean, orderly, and welcoming at all times.</li></ul><p>Your performance will be evaluated on how well you demonstrate these mindsets in your daily work.</p><p><strong>Qualifications:</strong></p><ul><li>Prior experience in property management, hospitality, customer service, or related fields preferred</li><li>Spanish language is preferred&nbsp;</li><li>Strong communication and leadership skills with the ability to foster positive resident and team relationships</li><li>Excellent problem-solving and organizational skills with attention to detail</li><li>Basic understanding of budgeting, financial management, and cost control</li><li>Familiarity with Fair Housing laws and general property management practices (training provided if needed)</li><li>Proficiency in computer software and comfort learning new systems (Rent Manager experience a plus)</li><li>Self-motivated, proactive, and capable of working independently while managing multiple priorities</li><li>Demonstrated commitment to professionalism, integrity, and creating positive community experiences</li></ul><p><strong>Requirements</strong></p><ul><li>Ability to use company-provided computers, property management software, and related technology tools</li><li>Valid driver’s license with a clean driving record and ability to safely operate a vehicle</li><li>Reliable personal transportation with the ability to respond quickly to community needs or emergencies</li><li>Physically able to navigate throughout the community on paved and unpaved roads</li><li>Able to access various areas of the property, including the sides and rear of homes, to read utility meters</li><li>Comfortable walking the community multiple times per week to perform inspections and ensure property standards</li><li>Capable of performing light physical tasks such as painting, cleaning, and basic upkeep when needed</li><li>Willingness to complete random drug testing as required, in compliance with all applicable Local, State, and Federal regulations</li><li>Employment is contingent upon the successful completion of any lawfully permitted background check conducted after a conditional job offer, consistent with Local, State, Federal, and other applicable laws</li><li>Must meet company standards for reliability and trust appropriate for a position of responsibility within a residential community</li></ul><p><strong>WGP Property Management</strong> is proud to be an <strong>Equal Opportunity Employer</strong>.
